Automatic Opening Vent Systems — What You Need to Know

Automatic opening vent (AOV) systems are smoke ventilation systems designed to assist in the control and extraction of smoke from buildings in the event of a fire. When activated — either manually or automatically via the fire alarm system — AOV actuators open vents, windows, or dampers to allow smoke to escape, helping to keep escape routes clear and improving conditions for occupants and fire crews.

AOV systems are commonly found in:

  • Stairwells and corridors in apartment blocks and residential buildings
  • Shopping centre atria and covered walkways

The principal standards governing AOV and smoke control systems are BS 7346 Part 4 (natural smoke control) and BS 7346 Part 8 (AOV systems in atria and complex buildings).

Why AOV System Maintenance Is Essential

Legal Compliance

BS 7346 and the Regulatory Reform (Fire Safety) Order 2005 require that fire safety systems, including smoke ventilation, are maintained in efficient working order. Regular documented maintenance is the means of demonstrating this.

Reliable Operation in an Emergency

An AOV system that has not been tested and maintained cannot be relied upon to operate when needed. Actuators seize, battery backups fail, and control panel faults can go undetected without regular inspection and test.

Fire Alarm Integration Testing

Where an AOV system is triggered by the fire alarm panel, that integration must be tested to confirm correct operation. The fire alarm trigger, cause and effect, and AOV response all need to be verified.

Actuator Condition

AOV actuators are electromechanical devices that can fail to open or close correctly over time. Regular testing identifies actuators that require lubrication, adjustment, or replacement before they fail.

Battery Backup Condition

Battery backup systems in the SVCP provide power to operate actuators in the event of a mains supply failure. Batteries degrade and must be tested and replaced periodically.

How often should AOV systems be maintained?

BS 7346 recommends annual inspection and testing as a minimum for most AOV systems, with more frequent testing where the system is subject to higher risk or more demanding conditions. The fire risk assessment for the premises should inform the appropriate maintenance frequency.

Do AOV systems need to be tested separately from the fire alarm?

Where an AOV system is integrated with a fire alarm, the integration should be tested — confirming that the fire alarm correctly triggers the AOV system. This is separate from (though complementary to) the fire alarm test itself. We carry out both as part of combined maintenance visits where applicable.

Our AOV actuators are seizing — can you help?

Yes. Seized or slow-acting actuators are a common maintenance issue. We can carry out functional testing, identify actuators that are not operating correctly, and advise on the appropriate remedial action — whether that is lubrication, adjustment, or replacement.

Can you take over maintenance of an existing AOV system?
